The bedroom is the room your guests rate you on. Not the kitchen, not the welcome basket, not the cute soap dish. If they sleep badly, you get four stars no matter how good the rest of the stay was. If they sleep well, the small misses elsewhere get forgiven.

Start with the bed frame

Most hosts overspend on decor and underspend on the bed frame. That's backwards. The frame is what your guests sit on, climb into, and (if it's wobbly or squeaky) message you about at 1 a.m.

What we look for: solid construction, no box spring required, headboard included, and a finish that photographs well in listing photos.

For the primary bedroom — wood-forward, warm modern

A bunk room is one of the highest-ROI rooms you can add to a listing. Families search for sleeping capacity. A property that sleeps 8 instead of 6 commands a higher nightly rate and fills more weekends.

The mattress is the line item that matters most

If you spend money on one thing, spend it here. Bad mattresses are the single most common complaint in 4-star reviews.

Pillows: stock more than you think

Two pillows per sleeper is the minimum. We do four pillows per queen bed — two firm, two soft — so guests can pick. And always put additional in the closets just in case. It's the cheapest upgrade you can make to a bedroom and the one guests notice immediately.

The styling pillows aren’t decoration—they’re what makes the bed read “designed” in your listing photos. Skip the excess. Two standard pillows stacked neatly with a lumbar or a few intentional accents in front is what photographs best.

The bedding layers, in order

Get the foundation right and the rest of the room can be simple. The order, from the mattress up:
